Abstract

The production of urban space in the non-metropolitan cities of state of São Paulo has been significant over the recent period, creating new territories and transforming the relationships established between them and the city structured over the course of the 20th century. In this context, the Regional Capitals B of the state of São Paulo stand out as hubs that articulate regional urban networks, where real estate activity has been very expressive, far exceeding the apparent demands for housing and urbanized land of their local societies. This research aims to investigate real estate production in the urban agglomerations represented by the Population Arrangements in contiguous urban sprawl in the São Paulo Regional Capitals B between the years 2000 and 2022. This group of municipalities, polarized by Bauru, São José do Rio Preto, São José dos Campos and Sorocaba, stands out in several indicators of real estate production in the period, showing a high level of integration between their urban dynamics. We will seek to identify its impacts at a local level and the particularities of this dynamic in the regional context. In addition to the territorial impacts, we are interested in identifying and characterizing the agents responsible for this significant production, understanding their logics and strategies for operating in the territory, given that urban space has acquired great relevance in economic terms in the current stage of capitalism. The comparative analysis seeks to identify the particularities and similarities between different regional contexts, with the aim of contributing to an understanding of the Brazilian urbanization process at the beginning of the 21st century, beyond the major metropolises.
