Abstract

The observed changes in rates of real estate growth in recent years, by the increasing on supply of new homes, and by the clear impacts that have produced on the prices of land and housing is accompanied also by more structural changes in the organization real estate capitals, directly responsible for this sector of the economic activities. Alongside the opening of several such capital on stock exchange, resulting in a new level of competition and spatial expansion of its operations, there is still a strong presence of small and medium local capitals acting strictly on the scale of each city. Given such conditions as starting points, this research aims to investigate the origin, the beginning of its production, the types of projects undertaken (or subdivisions and launches), its features, prices and locations in each city on a comparative perspective. That kind of research is aim on one side for the formal local real estate agents and by the order side for those who cames from order cities between the second half of the 1990s and the 2000s.
