Urban integration of housing in the inland of São Paulo state: the phases of the My House, My Life Programme and its socio-spatial dynamics

Abstract

Since the 2000s, there has been a real estate restructuring in Brazil, in large part, due to the opening of the capital of large construction and development companies and the launching of the Programa Minha Casa Minha Vida (PMCMV), which facilitated the obtaining of housing financing for middle and low income families. This restructuring was characterized by large-scale production of social habitation throughout the country, resulting in a new pattern of urban space production and generating changes in intra-urban dynamics. One of these dynamics concerns the process of socio-spatial fragmentation, which has extrapolated metropolitan contexts to include medium-sized cities. Thus, the need to understand the urban insertion of the PMCMV housing developments is perceived, seeking to identify in what extent there has been or has not been an intensification of this process throughout its three phases (2009-2018). Therefore, this research seeks to analyze the location and the urban, architectural and constructive pattern of the developments, as the changes in its urban surroundings in the cities of the interior of São Paulo. To this end, the cities of Ribeirão Preto and São Carlos are defined as the territorial focus of the research and a qualitative approach of multi-method research is adopted, combining documentary research, analysis of secondary databases and production and analysis of georeferenced maps. The expected results concern the compilation of quality parameters of urban insertion and housing pattern and the analysis of socio-spatial dynamics resulting from the housing production of the PMCMV in its different ranges and phases.
