The economics effects of land resgistration on agricultural income

Abstract

This research examines the possible impact of the land’s property rights on the formation of the agricultural income. It contains arguments of theoretical nature, based on the modern literature related to institutional economy. This literature shows that, in the world of imperfect information and transaction costs, the farming that also have propriety rights will have advantages in the contract negotiation with other economic actors in comparison with other that doesn’t have the rights. Such advantages imply bigger possibility of social cooperation that would lead to better economic return in the farm. Associate, has also the fact that the actions of the farmers with propriety rights will be more efficient related to other because these one doesn't invest in the long run projects. Who has rights of propriety also is more worried about the preservation of the land etc. The effect of these two causes would be then the productive advantage of the proprietor. The research looks for to explore this literature and then to examine the data of the bases of the PNAD of 1993, 1999, 2002 and 2005. Information about physical and human capital variables and relations of the producer with the land where it works are employed in order to esteem income equations by means of multiple regressions. Two models are compared, with and without proxis indicative of rights of property and relation with the land. These models intend to examine whether it is possible to detect the effect of institutional variable on the determination of the agricultural income. (AU)
