Abstract

This project aims to analyze the housing supply decision in heterogeneous districts belonging to the São Paulo City. For this purpose, I try to evaluate the decision to launch or not a housing unit in these areas in a dynamic game structure, in which players are the major developers of this oligopolistic sector. This type of framework allows me to better understand how heterogeneity of the districts, for example amenities and the social composition, affect housing supply. The data comes from Embraesp, which provides information about each housing unit launched in SP from 1985 to 2013 with very rich details. After estimating the structural parameters, the model will enable me to analyze counterfactual scenarios. It will be possible to answer such questions as: how changes in amenities and in the social profile of residents in SP districts affect housing supply? And also to evaluate policy interventions, considering for instance, how the approval of the new São Paulo City's Zoning Law alters the obtained results? (AU)
