Abstract

The project "Explainable Artificial Intelligence and Fuzzy Logic Applied to Social Housing", developed within UNESP and aligned with the Science Center for Development in Social Housing (CCD-HIS), proposes to investigate the application of advanced artificial intelligence techniques, particularly recurrent neural networks, combined with explainability methods (XAI) and fuzzy logic, to identify and analyze real estate trends in the metropolitan regions of Sorocaba and Campinas within the context of public housing policies. It starts from the premise that social housing (SH) is inseparable from other urban dimensions, such as transportation, education, health, security, sanitation, and urban planning, and that policies in this field directly influence the real estate market, affecting the permanence and inclusion of low-income populations. The project aims to provide robust, transparent, and interpretable analytical tools to support more effective public decision-making. Its objectives include the development of models capable of processing large volumes of data and detecting real estate patterns resulting from the implementation of housing programs, the incorporation of fuzzy approaches for explainability, the creation of ethical AI usage protocols in urban planning, and the analysis of aspects such as regional appreciation and depreciation, the profile of new real estate developments, housing density, and the distribution of services and commerce.
