Abstract

Over the past ten years, São José do Rio Preto, Ribeirão Preto, and Piracicaba have been the leading municipalities in the approval of new urban lots in the state of São Paulo. This fact, when compared to the gradual reduction in annual geometric population growth rates, shows that this method of providing housing does not correspond to demographic growth, potentially leading to a mismatch between supply and demand. Despite many vacant plots, unoccupied buildings, and a decrease in population growth, the real estate market continues to produce new urban lots, and municipalities continue their physical and territorial expansion. Faced with this issue, this master\'s research seeks to understand the structure of providing urbanized lots in the mentioned municipalities, emphasizing the relationships established among takeholders, the financial arrangement of this structure, and the impacts of this intense real estate activity on socio-spatial, economic, and demographic dimensions. This research will employ three methods: analysis of secondary database to characterize the identified overproduction; documentary research, analyzing documents from City Halls and Property Registries; and field research to comprehend and interpret these real estate dynamics from the perspective of involved stakeholders (owners, developers, and local administration). As a result, the research findings will demonstrate how the structure of providing new urban lots has expanded cities, while also highlighting the relationships formed among stakeholders and their respective practices, contributing to a deeper understanding and interpretation of spatial production agents and urban dynamics in inland cities of the state of São Paulo.
