Abstract

The recent expansion of the real estate production, not only residential, promoted by the combination of economic growth, credit expansion and public programs of access to housing, as well as more structural changes in the organization of real estate capitals, (eg, with the opening of capital attached to this branch of production on the stock exchange) has impacted the conditions of supply and consumption of such goods, their prices, locations and agents of its production. Taking such conditions as starting points, this research project is part of a set of three works that aim to analyze and compare the real estate market of the six cities chosen by FAPESP thematic project entitled "Logical contemporary economic and socio-spatial practices: Middle Cities and consumption. Each of these three works will be responsible for two cities to be investigated in the context of this thematic project, and her the cities chosen are Londrina and Marilia. Such analysis will be conducted between the late 1990s and first decade of the 2000s, with emphasis on intra-urban space resulting from the operation of the local real estate market, in a comparative perspective. Will be considered the proper elements of the production of urban built environment (your changes and continuities), trying to extract common elements and differences between the two cities, using data of real estate, urban legislation, interviews with several real estate agents and works on the cities.
