Abstract

This article aims to analyze the housing supply decision in São Paulo City. For this, I try to evaluate the decision to launch or not a residence in the city using a typical framework of entry game, in which the players are the real estate developers of this sector. This structure allows me to better understand how the interactions between these actors affect housing supply. Using microdata from Embraesp with very rich details, reduced form analysis indicate that in scenarios with high levels of concurrence, the developer will supply much less than in a low competition scenario. After estimating the structural parameters, I intend to analyze some changes of a specific policy intervention, the new Zoning Law, in conterfactual simulations. (AU)
