When constructors become developers: a view over real estate and infrastructure development in 21st century São Paulo

Abstract

A real estate restructuring process was verified in Brazil at the beginning of 21st century, related to the junction of financial capital and real estate development, along with changes on real estate financing and the setting of large developer companies. Although it was less debated, at the same period of market expansion, the biggest national contractor companies intensified their actions on real estate developments, empowering their real estate branches through establishing big developing companies and maximizing the coordination between real estate and urban infrastructure developments. In the city of São Paulo, the action from these real estate companies, together with the contractor companies are associated not only with the rise of planned neighborhoods within areas with low infrastructure, but also with the high concentration of developments in areas where urban interventions are underway, made possible via urban instruments such as Urban Operations. Thereby, the current research has the objective to comprehend the contractor companies' actions on the real estate development and their articulations with the infrastructure production in São Paulo in the period 2006-2015, based on the analysis of actions from five biggest companies.
