Abstract

This proposal aims to analyze the spatio-temporal strategies adopted by the MRV economic group for the establishment and utilization of its land bank in metropolitan and non-metropolitan contexts. The spatial focus includes the cities of Belo Horizonte-MG and São Paulo-SP as metropolises, and Uberlândia-MG and Bauru-SP as medium-sized cities. These cities play distinct roles within the Brazilian urban network and exhibit different processes of urban area structuring, requiring MRV to adopt differentiated strategies for acquiring and utilizing land for residential real estate production. The central hypothesis is that MRV employs distinct spatio-temporal strategies for the establishment and use of its land bank in metropolitan and medium-sized city contexts. This is due to the fact that space, as shaped by the urban network and the structure of each city, plays a central role in the company's economic strategies. Methodologically, the research will be organized around four axes of empirical analysis and articulation: i) bibliographic research, ii) secondary data collection, iii) interviews and fieldwork, and iv) document review. The project is based on the understanding that land acquisition and management are activities that directly affect the capacity of economic groups in the real estate sector to expand and produce urban space. Metropolises and medium-sized cities exhibit distinct urban and economic dynamics, which require differentiated strategies for land acquisition and use. (AU)
