Abstract

The municipality of Paulínia constitutes itself in a way quite unique in the context of the metropolitan region of Campinas (RMC), since it is not characterized merely as a dorms peripheral municipality but presents itself as a benefited area by location of productive activities with high added value, mainly in the petrochemical business due to the presence of Refinery of Paulínia (Replan), deployed in paulinense territory since 1972. Another peculiarity of the municipality is linked to the various transformations that have been taking place quickly in the forms of use and occupation of the land, as a result of accelerated urban-industrial growth established in recent decades. However, often this set of changes was not effectively followed by equitable public policies of planning and management from the point of view of space, giving rise to a series of urban problems, among them the unequal occupation of territory caused by speculative real estate processes and the growing differentiation of exchange and use value of urban land. The main objective of this work has focused on advancement of understanding about the city of Paulínia, especially with regard to the dynamics of the differential valuation of urban land in recent ten years and its consequences for the local reality. The methodology consisted in carrying out activities of bibliographic review and theoretical deepening involving the theme of interest, along with field surveys, data collection through interviews and application of geoprocessing technologies for preparation of thematic maps related to important aspects of the territorial configuration of Paulinia, as support for quali-quantitative analyses about the production of urban space in question and its logical of valorization of land. The research results point to the fact that the unequal distribution of infrastructures and investments, both public and private, it contribute to the existence of localities more or less valued in intraurban context, causing a visible socio-spatial segregation. The materialized contradictions in the city of Paulínia expose a logic where the exchange value increasingly overlaps the use value of urban land (AU)
