Abstract

This project discusses the rise of the of vertical residential development model called "club condominiums" during the 2000s decade, in São Paulo Metropolitan Area, questioning the reasons why it became the customary solution adopted by the formal housing market. Not being limited by the Marketing explanations, based on the consolidation of the object of desire, the research aims, through the characterization of housing production, analysis of the regulatory framework and presentation of the developers' financial logic, to demonstrate how regulatory framework has been playing a key position in "club condominiums'" promotion, given an accelerated real estate capital reproduction context.
