Abstract

Contrary to the national trend from the 60s,when the rapid urban growth in Brazil happened largely through urban planning actions that were limited to the city center, Maringá, since its foundation was marked by strong action of the State in Urban and Regional Planning being a fully planned and projected city at that time. However, the intentionality of the initial project was already based on the assumption of separating the zones according to the purchasing power of the city. This logic of segregating socio-spatial production was intensified throughout the city's production process, underpinned by both the endorsement of public management and urban planning, and the conforming real estate market since its foundation. Because of this, we intend to analyze the changes resulting from land prices in the context of socio-spatial fragmentation through methodological procedures, such as: the spatiotemporal construction; the survey of different zoning policies, land use and occupation and the successive repeal of the urban perimeter law. Thus, we will arrive at the specificities of the production of the city of Maringá regarding land rent, seeking to understand how through the paradigm of socio-spatial fragmentation, considering its insertion in the Urban Network in which it is part, the relationship of the real estate market with the State through planning policies in the production of the fragmented city.
