Abstract

All cities have particular characteristics and contradictions. São José do Rio Preto (SP), located in the interior of the state, is characterized by being a medium-sized city. Its emergence dates back to the 19th century and its development began in the middle of the 20th century. The center-periphery logic that was present in the city addressed unique social, political and economic issues. Its subversion is intrinsically related to the 1990s, with the expansion of gated communities, as a result of the urban fragmentation of the city, caused by the creation of new centralities and the speculation of new subdivisions. Given the conditions that permeate the city's urban and real estate situation, it is essential to relate it to the Marxist Theory of Land Income and its variables. From this perspective, we will analyze the perspective of land as a financial asset, subject to speculation, capable of generating income for those who own it and being valued essentially for its exchange value to the detriment of its use value.
