Study of pathological manifestations in social housing units in Agudos-SP, with emphasis on foundation anomalies

Abstract

The communal habitation has occupied prominent place in government projects, in the meantime, almost ever looking for the number of units instead of following the technique rules and good technique of Engineering. Despite the huge amount of money intended to focus in the dream of the proper house, in many cases, this dream becomes into a nightmare, once that most of the habitational units do not follow the technique rules and, prematurely, present serious pathological manifestations that spread over all the construction, deteriorating them and compromising its conditions of habitability and security. These constructions anomalies have motivated a big number of actions that are judged by the Judiciary Power of São Paulo, in which the borrowers look for the compensation of the damages and the resetting the full performance of the constructions by the responsible insurance companies. This paper intend to analyze, from a universe sample of more than 150 units, many works elaborated by judicial appraisers and search, "in loco", several number of housing project units built in the city of Agudos/SP, identifying the extension and the origin of the existing pathologies, particularly the cracks caused by the settlement of the foundations employed, relating them with the dry and wet parts of the building, trying to compare the misbehavior of the foundations towards the type adopted and the soil collapse effect. This project also intend to evaluate the evolution of the building seriate process focusing the procedure adopted by Cohab in comparison to CDHU present routes and its influence on the final product purchased by the borrower. This collection of information will allow the elaboration of a general view of the pathologies occurrence and the causes that originated the damages. It will be presented data from the foundations and from the investigations made and their reflex in the general behavior of the buildings analyzed, showing, in a general way, a clear view of the habitable state of the buildings analyzed. It is desired that the analysis of the verified problems, that compromise the perfection, the solidity and security in building, they can contribute with the responsible for the enterprises and result into a more secure and suitable buildings to the medium and the low- income population of the country.
