The real estate production in the border: between the urban structuring zone and the urban corsortium operation in Brooklin, São Paulo

Abstract

This research intends to understand how real estate production is configured along the Lilac Metro line, in the stretch of Campo Belo, Brooklin and Borba Gato stations, in different regulatory contexts: in the Urban Transformation Structuring Axis or Urban Structuring Zone; and in the Água Espraiada Urban Consortium Operation, both vectors for the expansion of the southwest quadrant of the city of São Paulo. It seeks to read the location, land structure, urban mobility structure and real estate production, distinguishing the producers (real estate agents) and the different products produced in this area of the city, axis of real estate expansion. As a method, it will analyze production based on licensing data from the City Hall and EMBRAESP between 2006 and 2019, distinguishing before and after the 2014 São Paulo Master Plan, observing typologies, prices per m2, unit price, unit area, among other aspects that differentiate this axis from others in the city, including whether housing units of social interest and popular market housing were produced. Finally, it will make an analysis of the production in another axis of this same metro line, around Capão Redondo station, trying to verify if there are differences and similarities between the productions in different locations of the Axis, between a consolidated periphery area (Capão Redondo) and a valued in the Southwest Quadrant (Brooklin), both in real estate expansion.
