Abstract

The urban planning in Brazil has a strong history of implementation of land use and occupancy instruments regulations, especially zoning, which is the greatest inductor and modeller of urban construction process. However, it is possible to observe the secular use of this instrument in Brazil as a way to protect private property from its pre-eminent rights, as well as to induce urban activities segregation, often conditioned by fragmented urban space formation. Recently, in spite of the long period in which the land use and occupancy regulation have been structured in this way, without supporting the dynamic transformation of the cities, new approaches have been observed, positioned mainly in conceptual structured frameworks in the discipline of Urban Design, attracting new conceptions related to urban parameters and indices, focused on urban requalification and collectivity spaces. The research proposes to elucidate how the relationship between literature in the field of Urban Design and what is being proposed by these regulations. To achive this, it was applied the Systematic Literature Review method (SLR) to survey the academic production in Urban Design field, in addition to documental analysis of the norms adopted for the research. The results show that there is an increasing trend towards pedestrian appreciation in urban planning process, which is pointed out in scientific research, emphasising the correlation between land use, urban mobility and human dimension valuation and these, to a certain extent, are reflected in the proposals presented by the regulations recently established in São Paulo (AU)
